According to a recent study by Tomo, which compiles real estate data to help buyers by providing relevant information to make more informed purchases, it can actually add value to your home.

“On average, if a dispensary opens in your area, you’re likely to see an additional $4,400 increase in your property value each year,” the results suggest.

The new data adds to a growing body of research that proved the same. Home prices in states with legal recreational cannabis have surged $48,983 higher in the past decade compared to states that don’t, according to a separate last year research by Real Estate Witch, an online publication owned by Clever Real Estate and Leafly.

Even though this is good news to those seeking to sell its property, as the majority of Americans now reside in states where the recreational use of marijuana is legal, those looking to buy one would need deeper pockets.

Tomo’s Study

Will Begeny, an analyst with Tomo, which was founded by former Zillow executives, took a look at the impact of marijuana on residential housing markets by taking into account how homeowners feel about dispensaries moving into the neighborhood.

He analyzed city home sales data from Oregon, Colorado, Washington, Michigan and Illinois to check how home values change once a cannabis dispensary moves in.

Begeny explained that in areas that don’t have a commercial district “and you’re essentially building a commercial district…everything around it increases in value because you have more people around.”

In more mature markets such as Washington and Colorado, and big cities like Chicago, Begeny observed a different trend, writes Cannabis Business Times.

“We’re seeing some of the same trends emerge that basically you have what we’ll call the ‘high-end’ dispensaries, where they become kind of these fashionable parts of a major commercial district,” he continued. “And this is kind of what’s happening in the suburbs right now, is some of these dispensaries are treated like any other high-end shopping environment, and they’re accelerating that pace of growth above and beyond a conventional commercial district.”

• In areas of Denver, Colorado, where dispensaries first opened median home prices were 80% lower than in the rest of the city at the time. However, over the past four years, the annual average home prices increased 6.9 percentage points higher compared to other parts of the city.
• In Detroit, Michigan, in 2020, a typical home  situated near a recreational dispensary for $38,000, compared to $127,000 in the rest of the city. These days, the same type of homes are priced at $70,000, representing an 84% increase, compared to a 31% increase in other parts of the city during the same period.
• Dispensaries that launched cannabis sales in Kalamazoo, Michigan were situated in an area with a 43% lower median home price than the rest of the city. However, its 3-year home price increase equaled 8.8 percentage points higher than the rest of the city.

Strong retail investor interest in GameStop’s (NYSE:GME) annual shareholder meeting caused a server crash and a postponement of the event.

After rescheduling the event for Friday, GameStop has moved the event again and it may line up with a holiday that Roaring Kitty (aka Keith Gill) is a fan of.

Why It’s Important: GameStop has raised around $3 billion in two recent share offerings since the stock rose from the return of Roaring Kitty on social media.

In its filings, GameStop said it could use the proceeds for acquisitions and investments. Many investors want to know what these plans are or if Cohen will start investing the cash in stocks and cryptocurrency, as he is now allowed to per a company announcement from last year.

Investors may also be looking for updates on the company’s future plans, as its main business line is physical video games while the sector is transforming to digital games.

GameStop has shared minimal details in recent quarterly financial results and has not hosted a conference call in many consecutive quarters.

An update from Roaring Kitty that included ownership of five million GameStop shares and 120,000 options was well received by investors.

On Thursday, an update from the investor showed that he no longer held any options, but instead owned 9,001,000 shares.

Gill shared that he had an average cost basis of $23.4135 on the shares and they were up around $51 million. Many investors expressed optimism that Gill sold his calls and put the proceeds into shares instead of simply cashing out.

GME Price Action: GameStop shares were trading down 1.79% at $28.60 on Friday at publication after closing up 14% on Thursday. Shares have traded between $9.95 and $64.83 over the past 52 weeks.

The nation’s largest oil companies, Chevron Corporation (NYSE:CVX) and Exxon Mobil Corporation (NYSE:XOM), reportedly plan to file a federal lawsuit on Thursday to oppose the Biden administration’s efforts to cut emissions from cars and light trucks and promote electric vehicle manufacturing.

The lawsuit will be filed in the D.C. Circuit Court of Appeals, reported Reuters.  

In March, the U.S. Environmental Protection Agency issued new tailpipe emission rules requiring the nation’s automakers to increase production and sales of electric vehicles to comply with the standards.

The agency aims for up to 56% of all car sales to be electric between 2030 and 2032.

The American Petroleum Institute (API) argues that the EPA has overstepped its congressional authority with a regulation that aims to phase out most new gas cars and traditional hybrids from the U.S. market in less than a decade.

API Senior Vice President and General Counsel Ryan Meyers stated, “Today, we are taking action to protect American consumers, U.S. manufacturing workers, and our nation’s hard-won energy security from this intrusive government mandate,”

Minnesota farmer and National Corn Growers Association President Harold Wolle said, “By approving tailpipe standards that focus exclusively on electric vehicles, EPA has ignored the proven benefits corn ethanol plays in reducing greenhouse gas emissions and combating climate change,”

In April, Republican attorneys general from 25 states sued the EPA to block these rules, which are among President Joe Biden‘s significant environmental initiatives aimed at addressing climate change.

This stance has also posed challenges in his relationship with the United Auto Workers, who have hesitated to embrace the transition to electric vehicles fully.

In the final rule, Biden reduced the target for electric vehicle adoption in response to backlash from autoworkers. However, this adjustment did little to appease the oil industry, which relies on gas-powered cars for viability.

Both Biden and his presumed Republican rival in the 2024 presidential election, former President Donald Trump, recognize that winning industrial states like Michigan, Wisconsin, and Pennsylvania hinges on addressing concerns that the transition to electric vehicles could jeopardize jobs.

Shares of Adobe Inc (NASDAQ:ADBE) were climbing in early trading on Wednesday, ahead of the release of the company’s fiscal second-quarter results on Thursday.

Expectations for the company’s upcoming quarterly results are “depressed,” according to JPMorgan.

The Adobe Analyst: Mark Murphy maintained a Neutral rating and price target of $570 on the stock.

The Adobe Thesis: Investors remain cautious in view of Adobe’s fiscal first-quarter performance as well as several application software companies reporting misses over the recent weeks, Murphy said in a note.

There are also concerns around “GenAI not flowing through in revenue at the application layer,” while “potentially driving a pause in larger, transformational IT projects,” the analyst stated. Adobe is also facing rising competition from GenAI native vendors, he added.

Following Adobe’s disappointing NNARR (net new annual recurring revenue) performance in the previous quarter, the stock is down 20% year-to-date, versus a 13% gain by the S&P 500 in the same period, Murphy wrote. He further said that the company’s shares are currently trading “well below our price target for the first time in a while.”

ADBE Price Action: Shares of Adobe were up 1.6% to $470.22 at the time of publication on Wednesday.
